Spring is the time of year most folks think about selling their home and getting into something that will fit their needs a bit better. We cannot stress enough the importance of taking advantage of the market activity today! There is no metric or tool to empirically track showing information or exactly when homes go under contract, we do have monthly sales figures for closed sales. Using past closed sales data and backing off the usual six weeks to close on a home, making the assumption that buyers spend about a month looking before buying a home, we can create a 'Showing Activity' graph. If you're thinking about selling your home in Fort Collins, take a look at when showing activity is at it's peak:

The highest amount of activity begins in February and continues through May and June. Nearly 50% of the year’s activity occurs during the four months from March to June and nearly two-thirds of the entire years activity occurs in the six-month period starting in February.
If you are thinking about selling your home, a good place to get started is to contact us to market your property. Ascent can provide you with a detailed market analysis and help you determine the right asking price for your home. With our recent lack of inventory along with rising prices, chances are your home is worth more than it was at this time last year. This is a very important step because the wrong asking price can mean the home does not get sold, takes too long to sell or, on the other end of the scale, can cost you money by not getting the full fair market value for your property.
As experienced real estate professionals, we can also help you in determining what repairs and improvements should be made to the property and give you tips on presenting and showing your home in the best possible condition.
If you are thinking about selling your home, a good place to get started is by contacting us to discuss the marketing of your property. At Ascent, we can provide you with a detailed market analysis and help you determine the right asking price for your home. With the current lack of inventory in many price ranges, chances are your home is worth more than it was at this time last year. This is a very important step because the wrong asking price can mean the home does not get sold, takes too long to sell, or, on the other end of the scale, might cost you money by not getting full fair market value for your property.

If you plan to sell your home, this is also the time to begin preparing for your move. If you are going to purchase another home in the same area, we are also your best source when finding a home to purchase. With the possibility of two overlapping transactions, Ascent’s real estate professionals will coordinate the entire transaction more appropriately. If you are moving to another town or state, we have the connections to assist you in locating an agent in the new area.
Next you'll need to repair and improve your home prior to placing the home on the market. At the very least this will probably involve a de-cluttering which could mean a garage sale, a few trips to the dump and renting a storage unit. Don’t forget the garage, basement, yard, shed and other storage areas. It may also mean some cosmetic improvements like painting, new carpet, perhaps a new light fixture, window coverings, tile, mirror or other decorating tips. There may also be some repairs to be done like checking the HVAC system, fixing that plumbing leak or electrical outlet, perhaps a roof inspection or fence repair.
These initial two steps of selecting us as your real estate professional to market your property and getting your property ready for the market can obviously take a few weeks. With increased showing activity starting in February and peaking in just 90 to 120 days NOW is the time to get started.
