While March is typically the month where the market begins to unfreeze a bit, it is still too early to tell if this market will take off for the year or if it will be somewhat subdued over the next few months. The good news is, there are some signs of life as both home buyers and sellers are coming into the market after the colder off season. April is really the month we hope inventory starts to improve, or, buyers will need to get more competitive with a smaller amount of available listings. Also, with the stock market being in turmoil, there is a chance interest rates could come down a bit, but that good news might be offset by losses in downpayment investments or savings, putting some buyers on the sidelines until better conditions come forward. The Market Is Showing Signs of Life This Spring

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)
Fort Collins is coming alive this spring, with a couple more sales than this point last year and a median value of $605,000 which is line with expectations. There have been plenty of new listings popping up around town, about 11% more than last year, however, inventory has remained flat as new buyers entering the market this spring have snatched them up, and very quickly in most circumstances. Anecdotally, there has been talk around my office of multiple offers, above list price bids and strong competition - buckle up if you're looking to play in Fort Collins.
LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)
The Loveland/Berthoud market had an adequate month - notching 136 sales, down just 1 sale from the 137 in 2024. Median value did pop up to $563,975, which seems to be about the ceiling until conditions improve. New listings are coming on board, the increase is nothing staggering and is very much inline with past years March inventory.
GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)
The Greeley/Evans market had a nice start to the spring selling season, increasing its sales by 5% as compared to 2024. The median value also popped up to nearly $430,000. In the last 2-3 years, Greeley, like Fort Collins and Loveland, can't quite break through that ceiling where prices have been stalling out. It's an indication that there is adequate demand from homebuyers, but not excess competition pushing prices higher. This is ok! While sellers want home values to appreciate, it is generally healthier for there to be more buyers in the market, pushing values up only 2-4% per year, rather than an unsustainable 10-15%.
INVENTORY
Inventory levels are still in a stalled out position across the region. While minimal gains were made across Greeley and Loveland, Fort Collins actually had fewer homes for sale in March as compared to April. This inventory level is not the fault of those listings new to the market, where huge advances are being made. Already, the amount of new listings hitting the market are nearing peak 2024 levels, which aren't usually seen until at least May or June, so new sellers are out in force, but buyers are there eager to find the best of the best.
PERCENT OF LIST PRICE TO SOLD PRICE
The competition coming to Fort Collins was evident as the sales vs list price ratio increased to 100%. Competition does not seem to be as fierce in Greeley or Loveland, although Greeley had a slight increase in March. I expect all three communities to be at the 100% mark for the next few months!
