Right out of the gate in January, the market is showing signs of life, in an otherwise typically subdued buying or selling season. January is typically low energy, and has been especially slow in the last 2 years, but in 2025, there is optimism. After the election, there is at least some clarity as to how the next few years will play out, and with interest rates remaining stable and not expecting any big changes, some fence-sitters and the wait-and-see folks are up and moving. It is still too early to tell how the remainder of 2025 will shake out; however, it's good to see the market off to a good start this year.

FORT COLLINS (IRES AREA 9, INCLUDING FORT COLLINS, WELLINGTON, TIMNATH, & WESTERN LARIMER COUNTY)
Extending the sales explosion we saw in December, January sales are up nearly 21% from January 2024, with 122 sales closing. Will the median value did not increase tangibly over the January 2024 mark, it is still strong at the $593,000 mark. It is only a matter of time that it is back up above the $600,000 threshold. So far so good in the Choice City.
LOVELAND/BERTHOUD (IRES AREA 8, INCLUDING LOVELAND, BERTHOUD, & SW LARIMER COUNTY)
The Loveland/Berthoud area saw just a marginal decrease in sales from January 2024, down only 4 sales to an even 100. On a postive note, median value was up nearly 7%, however January 2024 medians were very low, just above $500k, so this figure is still lower than where we'd like to be. But nonetheless, it is good to start out the year on a positive note!
GREELEY/EVANS (IRES MAIL CITIES GREELEY AND EVANS)
The Greeley/Evans market was consistent with its 2024 performance, chugging along incrementally with a 4% increase in home sales. While this only represented 3 additional home sales as compared to January 2024, this is still a great sign. Median value is also up 4% from last year, just south of the $425,000 mark.
INVENTORY
Inventory levels are technically "level" from December 2024 meaning we have the same amount of homes for sale as we did a month ago, however, in all 3 major markets, there has been a huge jump in new listings (which is typical in January). New listings have essentially doubled as compared to December 2024, while buyers have worked through existing inventory and sold off lingering properties. It is good to see some inventory out there and hopefully it isn't just a January push, rather a consistent flow inventory to meet buyer demand.
PERCENT OF LIST PRICE TO SOLD PRICE
There has been little change to the percentage of sales to list price in the last month, which has remained pretty steady around that 98% range since August. It is typical as more buyers enter the market in early Spring that these ratios move closer to 100%, so there might be less and less opportunity to snuff out deals in the near future.
